Every year, billions of dollars in U.S. real estate change hands through transactions involving foreign national clients. In major coastal, resort, and metropolitan markets nationwide, international buyers and sellers account for a disproportionate share of luxury, investment, and vacation property activity. And yet, most real estate agents encounter a foreign national client – whether buying or selling – and immediately do one of two things: panic, or pretend they know what they’re doing when they absolutely do not.
This course fixes that. We’re going to cover everything from the myths your foreign national clients already believe about buying or selling property in America, to how buyers can actually finance a purchase, how sellers get blindsided by federal withholding they didn’t know existed, how the IRS treats rental income from foreign-owned property, and how ownership structures and residency status change the entire picture from the day of acquisition through the day of sale.
By the end of this course, you will not be a tax attorney. You will not be an immigration lawyer. You will not be a mortgage banker. What you will be is an agent who knows enough to ask the right questions, assemble the right team, and guide a foreign national client through a transaction – on either side of it – without accidentally committing a federal violation on their behalf.
That’s a low bar, frankly. But you’d be amazed how many agents trip over it.
