- What are COMP ONLY SALES?
- Non-MLS Properties SOLD by MIAMI Members: Developer Properties and FSBO Properties
- Why do we need COMP ONLY SALES?
- MIAMI Members need these additional sales to provide more accurate CMAs to their customers
- Will this sales data be added to the MIAMI MLS Statistics?
- NO, these sales will not be added to statistical compilations in Matrix as they would skew MLS records. They are for COMP ONLY SALES purposes.
- Will these COMP ONLY SALES be included in the Selling Agent Production Report?
- YES! But only for the Selling Agent – remember these are properties that were NOT listed in the MLS (Developer Properties & FSBOs)

Comp Only Sales Summary
Non-MLS Sold Properties, Single Family or Condo / Townhouses as COMP ONLY SALES
- Allows Selling agents to submit Non-MLS Sales – Developer & FSBO – into MLS for future Comps
- Limited fields are required, No Photo Required
- Per NAR address requirement (5/14/21): location must be identified by one of three options address/parcel number/legal description
- No DOM – NO Syndication – NO IDX – it is a COMP ONLY SALE
- When entered by MLS staff, sale immediately becomes a Closed Sale
- Production Credit provided to Selling Agent
- COMP ONLY SALES can be chosen and added to a CMA in Matrix
- This data is not added to Statistical Sales compilations in Matrix

COMP ONLY SALES submission for inclusion in Agent Production
- Submit Closing Statement with COMP ONLY SALES Form. Click Here to Download
- COMP ONLY SALES Submittal Form must be signed and dated by Agent and Broker
- COMP ONLY SALES Submittal Form must be received by MLS within 30 days of Closing Statement date
- Production Credit only to Selling Agent
- COMP ONLY SALES verified and entered by MIAMI MLS Staff only
- Severe monetary penalties (up to $15,000) and possible suspension of services for submission of invalid sales information
