HOT TAKE: AI isn’t closing your real estate deals (but you still need to use it)

We know you’ve seen the recent news story about how a homeowner said “he used artificial intelligence for nearly everything involved in selling the house”.

But before you start worrying that ChatGPT is going to take over your real estate transactions, here’s what was not in the article:

  • The property was listed in the most impactful real estate marketplace – the MIAMI REALTORS® MLS, which got it exposure to MIAMI REALTORS®’ 60,000 members, data shares across the country, and over 300 global partnerships.
  • The two different brokerages – for the buyer and the seller – were both members of MIAMI REALTORS®. The agent who procured the buyer was a member as well.
  • While ChatGPT helped the seller execute basic tasks in the transaction (draft a property description and list out the steps of a transaction), he likely missed out on opportunities for pricing strategy, contract negotiations, and mitigating risk.
  • According to the buyer’s broker, the seller likely incurred additional costs and time by attempting to heavily rely on ChatGPT.
  • While AI powers incredible tools that real estate agents should be using to maximize effectiveness, efficiency, and profitability, AI can systematize routine parts of a transaction so that agents can be laser-focused on where they add value to the transaction.

The takeaway: the REALTOR® member who leverages AI to enhance their work is better equipped to serve their customers and to maximize their value-add to the transaction.
