(WB) Commercial Real Estate Certificate: Section 5 – Contracts

This class combines 3 areas of study within Commercial real estate transactions: Commercial Contracts, Commercial Leases and Commercial Letters of Intent (LOI). Each section will include a comprehensive 1-hour presentation, with Q&A at the end. This class does not offer any continuing education (CE) for license renewal but it does offer 4 CRE points and satisfies the requirement for each part of Section 5 of the Commercial Real Estate Certificate (CRE). With the completion of this class, you will complete Section 5. You can not miss more than 20 minutes of this class in order to qualify for eligibility.
LOI – An LOI details all the major points of the real estate purchase or lease; it is not a binding document. Instead, it signifies the buyer is sincerely interested in making a purchase and has plans to negotiate in good faith. A commercial real estate broker will typically write an LOI, but the buyer can also draft one themselves.
Commercial Contract – The commercial contract is the linchpin of the commercial transaction. Understanding the possible provisions of the contract and addendums is important for anyone interested in commercial real estate. Whether working with investors or owner-users, you will gain a better understanding of the contract that will strengthen your position with buyers and sellers.
Commercial Lease – Whether your clients are landlords or tenants leasing commercial property, or they are sellers or buyers selling/acquiring commercial property, it is critical for you to have a solid foundation of the distinct types of commercial leases and how key provisions can affect your deals.
