Where Can You Find SIRS (if Required)?
If the condominium building has 150 units or more, SIRS must be available electronically on the association’s password-protected website. Upon written request, the association is required to provide unit owners with a username, password, and access to these records via its website or mobile app.
Sellers—or their agents—can also obtain all the required documents directly from the association or property management company. Associations may charge a reasonable fee for printed copies, or sellers and authorized agents may bring a scannable device to make free copies on-site.
Miami-Dade’s Community Association Registry
For condo units located in Miami-Dade County, condominium associations are required to submit specific documents to the county on February 1 each year, including SIRS. These documents are made publicly available and can be searched through the:
