RCA MIAMI’s Discussion on the Future of Miami’s Industrial Buildings a Success; Expected Increase in Freight and Cargo Calls for Industrial Space Expansion

More than 100 industrial and commercial real estate experts, port and cargo officials, and business development specialists attended an event on the future of Miami’s industrial buildings held by the Realtors Commercial Alliance of the MIAMI Association of Realtors (RCA MIAMI) at PortMiami on May 31, 2013.

The discussion, “South Florida as a Cargo Hub: Next Generation Industrial Buildings,” addressed the needs of Miami’s industrial buildings and warehouses in an effort to remain competitive against other major ports throughout the world as many infrastructure enhancements that affect local and global industry, like the PortMiami tunnel and rail system, its deep dredge project, and the Panama Canal expansion, near completion.

“Miami stands to see a greater quantity of freight and cargo entering through its port and airport in the years ahead,” said Michael Silver, RCA President and First VP at CBRE, who spoke at the event held in partnership with PortMiami. “Along with this, we can expect to see increased demand for millions of square feet of industrial space for the warehousing and distribution of these goods, and that’s what our discussion addressed.”

Silver and six other speakers—Eric Olafson, Manager, Intergovernmental Affairs/ Cargo Development, PortMiami; Stephen Beatus, Executive Vice President, Economic Development, Beacon Council; Daniel T. Marcus, Sr., VP of Development of Flagler at the South Florida Logistic Center; Barbara Pimental, Executive VP at Florida Custom Brokers & Freight Forwarders; Brian Sudduth, our Sr. VP of Preconstruction, Miller Construction, and Bruce W. Retzsch, AIA, Principal at RLC Architects Group, Inc.—talked about the foreign markets that presently trade and are expected to increase trade goods through PortMiami and Miami International Airport as well as the specific needs that they have in housing their goods in Miami’s warehouse facilities. They discussed the necessity to retrofit existing buildings to accommodate current warehouse standards as well as the new industrial buildings that are being developed, the types of features that new and existing industrial buildings require, and how REALTORS® can become more informed about these needs and changing trends. The purpose of the event was to become more knowledgeable of these needs and changing trends.
