This course is approved for 2 HRS of Continuing Education. Florida rules require that we monitor attendance and we can not issue credit for less than the number of approved hours. In order to receive credit for your course, please arrive on time and stay for the entire class.  Sign-in and Sign-out is required for this class to receive full credit.

Guiding your Buyer through Real Estate transactions like a Pro!

We will review:

1. Identifying individuals or entities on the title and loan documents.
2. Ensuring clarity on the effective date of the transaction, and the importance of names matching on documents and the need for valid ID.
3. Demonstrating the process of calculating deadlines within the transaction timeline.
4. Exploring the concept of assignability in real estate transactions.
5. Understanding the relationship between the types of loans selected and the type of loan applied for.
6. Describing various types of loans, including VA loans, FHA loans, conventional loans, hard-money loans, and portfolio loans.
7. Addressing the importance of dealing with open or expired permits and discussing disclosure requirements.
8. Explaining the process and significance of obtaining HOA or condo association approval.
9. Discussing specific considerations related to closings and loans involving condominiums, and the need for a certificate of re-occupancy in certain situations.
10. Understanding the use and implications of powers of attorney in real estate transactions.
11. Ensuring that the funds for closing come from the correct account.
12. Comparing buyer closing costs in As-Is contracts vs. standard contracts.
13. Exploring the benefits of homestead and importance of insurance during hurricane seasons
14. Explaining the provisions and implications of FIRPTA (Foreign Investment in Real Property Tax Act), especially for foreign sellers.
