(HQ): Purchasing and Selling Real Estate for the International Client – 2 CE – HYBRID

This class is being offered Hybrid – both through Zoom and in-person at MIAMI HQ

This course is approved for 2 HRS of Continuing Education. Florida rules require that we monitor attendance and we can not issue credit for less than the number of approved hours. If course is virtual via Zoom, in order to receive credit for your course, cameras must be ON for the ENTIRE class.  If the camera is off at any time, we will not be able to issue credit hours to DBPR.

Attendees will gain a basic understanding of the best way to structure purchases and sales of real estate for a non U.S. citizen client, as well as lean about what issues realtors should spot when representing a non U.S. citizen client looking to sell or purchase real estate.


Attendees will learn about:
What is FIRPTA.
General rules about withholding on the sale of real estate from foreigners.
Structuring transactions to avoid FIRPTA.
Who pays FIRPRA and the procedures for withholding.
Who is considered a foreigner for the purposes of selling real estate.
Exceptions to FIRPTA.
Practicing tips.
How to structure a purchase of real property.
How to structure a sale of real property.
What entities a non-resident alien can use in acquiring real estate.
Estate tax consequences associated with owning real estate.
Gift tax consequences associated with owning real estate.

1. What considerations a real estate licensee needs to looks at for the international client
2.  Planning for the international client
3.  Commonly used structures for the purchase of real estate
4.  U.S. Estate Tax considerations 
5.  U.S. Gift Tax considerations
6.  Understanding FIRPTA

Registration via the ZOOM link is REQUIRED to reserve your place and join the training session. Computer/Laptop/Tablet with internet access and audio is REQUIRED. 

After registering for the meeting, you will receive a confirmation, click on the zoom link provided.  Follow the instructions containing the Zoom meeting instructions; CLICK “ADD TO CALENDAR” to reserve the time in your personal calendar and save the join instructions.  

Saving the reservation to your calendar will provide an automated reminder about the session as well as the instructions to Join the session with the time comes. 

When it’s time to join the meeting, simply follow the prompts in your ZOOM calendar reservation. From your Computer/Laptop/Tablet, click the URL/link to join the event. Make sure your volume is turned up so you can hear the instructors when they start the session.
