Building Recertifications
Buyers and residents want to know which buildings have undergone the milestone inspections or building recertification process, and subsequent 10-year recertifications. Only Miami-Dade and Broward counties have this recertification requirement and unfortunately, there is not a centralized database for this information. The process is managed by local governments.
To make it easier, Miami-Dade Property Appraiser’s office created a quick reference list of local building departments and published the building information file.

To better assist our residents’ concerns with the milestone inspections or building recertification under the Miami-Dade County building code, below please find the building information file maintained by the Property Appraiser. Each municipality is responsible for the recertification process within their respective jurisdiction. Additionally, we have compiled a list of the municipalities and their contact information should you have any questions.
Miami-Dade County has created a portal to search buildings in the unincorporated areas:
How to use the portal? This portal allows you to search recertification cases from May 1996 to the present within the Department of Regulatory and Economic Resources’ jurisdiction. Searches can be performed by folio, address, property owner name, property house number, street and case number. To see all cases in the system, click on “View all cases.” For cases that are referred to the Unsafe Structures Section, the system provides a link to the unsafe structures recertification enforcement case.

2. Under search, select “Permit”. Then click the “Advanced” button on the right.
3. Under permit type, select “Building 40yr Recertification – Building 40yr Recertification”.
4. Click “Search”.
Broward County:
The 40 year and older Building Safety Inspection Program was created in 2005 and has become effective throughout Broward County in January 2006. Modeled after Miami-Dade County’s program, which was established in the mid-1970s, Broward’s program calls for structural and electrical safety inspections for buildings 40 years old or older and every ten years thereafter. One and two-family dwellings, U.S Government, State of Florida buildings, schools under the jurisdiction of the B.C. School Board, and buildings built on Indian Reservations are exempt from this program. Miami-Dade County’s effort exempts other buildings under 2,000 square feet while the Broward program excludes all buildings under 3,500 square feet. Both Counties have had instances of structural building failures. By having such a program in effect we are minimalizing the possibilities of future building failure and will be better prepared for hurricane winds.
