Understanding Commercial Real Estate 3-Part Series – Hybrid

There are incredible opportunities in commercial real estate.  Whether you are working with investors who want to buy or sell properties or businesses or tenants that are looking to occupy or lease space, it is often a complex and lengthy transaction.  Instructor Michael Hinton will provide the key concepts that REALTORS need to know to better understand commercial real estate.

Part 1, March 30th , from 9am to Noon

The first session is an overview of commercial that includes industry terms, key trends and some analysis:
  • Key Differences between Residential & Commercial
  • Defined focus: Clients, Product & Market Knowledge
  • Real Estate Development Cycles
  • Basic Investment/Cap Rate definition
  • Understanding  Capitol, Equity & Liquidity in Markets
  • Specialized Brokerages/Agents
  • Define Lease, Terms, CAM & Expenses introduced
  • Understand basic risk & return concepts
  • Understanding of Transaction Timelines
Also, Understand Office buildings by classification and uses:
  • Intro to Owners, Landlord, & Tenant concepts
  • Understand Office Investments of Office space
  • Understanding of Typical Operating Expenses in Leases
  • Understand the three most common Lease issues
  • How to start working with Tenants
  • How to start working for Owner/Landlords

Part 2, April 6th , 9am to Noon

First section: Retail
  • Understand Retail Investments basics
  • Site selection: demographics, traffic counts and signage
  • Understanding of typical Operating Expenses in Leases
  • Understand the three most common Lease issues
  • How to start working for Owner/Landlords
Second section: Industrial
  • Understand Industrial Investments basics
  • Understand basic logistics & distribution
  • Buildings, Business Parks, & Zoning
  • Understanding of typical Operating Expenses in Leases
  • Understand income, expense, & cash flow
  • Leverage basics with equity

Part 3, April 13th , 9am until Noon

The final day will explore contracts and addendums, valuing properties and getting paid as other important aspects of starting your commercial real estate business.
