Calculating density or the potential development size for a subject is an important initial piece, while evaluating the purchase of land. Essentially, it is the amount of development per acre permitted on a parcel under the applicable zoning, commonly measured as dwelling units per acre (du/ac). This Workshop will show the CRE Agent the basics on how to calculate density by way of the Miami 21 Zoning Code, Miami Dade and Broward County Codes.
It is an important informational piece to the client, at the beginning of the evaluation of a property. It is so important and valuable to understand this component, as it will enable the CRE Agent to be part of the team discussions which will include Architects, Engineers among others. Understanding density and how it differs in the Zoning Code depending on the Zoning District where the property is located, will provide information to the client and enhance your professional credibility in the industry.
