In the real estate market, chances are you will come across an opportunity to list or sell a property that is occupied by a tenant. If it hasn’t happened, already, it probably will soon. How you handle the tenant, what about allowing showings, and what documents do you need to gather from the landlord and share with the buyer ?
In today’s course, we will cover all of that and more. It is important to know the proper documents to retrieve from the seller upfront before you can even list the property for sale. You should also know when and what gets disclosed to the buyer. We will also discuss how to communicate and handle the tenant throughout the entire process. Adding this understanding to your toolbox can help you gain more listings and sales with investors and landlords, so let’s get started!
- Explain the process of listing a property that is tenant-occupied.
- Identify the encumbrance that exists and how that affects the sale.
- Identify sections that pertain to the listing agreement.
- List and gather all necessary documents from the seller within the time necessary per the sales contract.
- Answer the questions on how to deal with the tenant regarding showing appointments
- Understand the difference when selling a property with a lease/option and as a vacation seasonal rental.
